Beginning Investor

Creating wealth through real estate is one of the most consistent ways that millionaires become millionaires.

Down payments can be as low at 15%.  The 2 biggest obstacles to beginning your investing career are down payment and having enough income to qualify and we have solutions for both of those.  Clients can generate the minimum down payment through a variety of sources such as using the equity in their current home, using a loan secured against an asset account such as a 401K or maybe bringing in a partner.  On the income side of things – we can actually use 75% of the projected rent from the home – even if it is not currently rented.  This can easily enable a person to qualify for multiple homes for their investment portfolio.

One of the first steps in the process is to decide your investment objectives – do you want short term cash, long term equity growth or cash flow?  Are you interested in seasonal rentals, annual rentals or the very popular daily and weekly rentals offered through companies like VRBO? There are specific strategies attached to all of these investment options and the first thing we will do is to help you figure out what type of investor do you want to be?  What are your goals and objectives – long term and short term? What is your risk tolerance? What is the best way to minimize risk and liability throughout the process? Should you buy as an individual or a corporation or as a trust? What are the pros and cons of each?
